Real Estate & Investor Heir Research
Property & Ownership Research
We assist investors, developers, title professionals, and property owners by identifying heirs connected to inherited or abandoned properties.
Our research can help determine ownership interests and identify beneficiaries in matters involving inherited property, unresolved estates, deceased owners of record, unknown successors, fragmented family ownership interests, and difficult-to-locate heirs or beneficiaries.
Raven Heir Tracing provides professional probate genealogy and heir tracing services throughout Canada, the United States, and internationally. We work with attorneys, lawyers, solicitors, barristers, executors, trustees, estate administrators, fiduciaries, financial institutions, and government agencies worldwide.
Our services include:
Heir identification
Beneficiary location
Property ownership research
Estate research
Family relationship verification
Genealogical research
What You Receive
Depending on the scope of the assignment, clients may receive documented research findings, verified contact information where available, supporting source records, evidence of family relationships, and detailed family tree reporting. Our reports are tailored to the specific requirements of each case and provide a clear record of the research conducted and findings obtained.
Within the first three hours of research, we generally expect to determine the likelihood of a successful outcome. If we identify concerns about the feasibility of the search, we will notify the client before proceeding with additional research. Most cases require approximately 5–15 hours of research, depending on the complexity and scope of the search.
Completion times vary depending on case complexity, jurisdiction, record availability, and third-party response times. Complex or multi-jurisdictional matters may take several months to complete.
For smaller estates valued at under $5,000 USD, we offer a reduced flat rate of $175.00 USD which includes up to two hours of research. Applicable taxes, if any, are additional.
